What it is
Discretionary capital grant (up to 45% of eligible costs) for Welsh businesses developing commercial property — new build, extension, renovation, conversion, or enabling works.
Open 1 Dec 2025 – 31 Dec 2035 (long-running, no fixed call windows). Discretionary: sized to the minimum needed, max ≤45% of eligible costs, maximum single award £8m (£100m scheme budget). Applicant must contribute ≥25%. Enquiry-led: contact Property.Infrastructure@gov.wales. Excludes coal, steel, synthetic fibres, shipbuilding, energy generation/distribution, transport sectors. Award ceiling is high but typical awards are much smaller — present as 'up to.'
